May 2022: Withdrawal of Punch Pubs' planning application - Punch Pubs withdrew their planning application on 13 May 2022. But see the Punch Pubs' Proposals page for information about a new pre-planning application submitted on 26 May 2022

June 2022: Neighbourhood Plan referendum result - the draft NP was approved in the referendum held on 23 June 2022. 372 people (80.17%) voted in favour and 92 people (19.83%) voted against.
September 2022: ACV application approved - the Group was notified on 28 September 2022 that its application to have The Bull listed as an Asset of Community Value was successful: see the Asset of Community Value page for more details.
November/December 2022 - Consultation Exhibition. Punch Pubs held consultation exhibition at The Bull, showing proposed development and planned improvements to the interior of the pub
February 2023. New planning application. - Punch Pubs submitted revised planning application for housing development and internal improvements- see page on Punch Pubs' Proposals
May 2023. Internal improvements approved - East Herts District Council approved internal improvements
November 2023: First AGM - The Group held its first AGM on 28 November 2023 in The Bull
February 2024 - Punch Pubs confirm that present tenant is due to give up the tenancy on 27 May 2024; that they will seek a new tenant; that they do not intend to sell the pub; and that the promised internal improvements will take place, irrespective of whoever is the tenant, provided that planing permission for the housing development is obtained
March 2024 - The District Council says that any planning permission for the housing development will not include a condition (sought by the Parish Council and supported by the Group) requiring the internal improvements to be carried out before work starts on the bungalows. The Council explain that such a condition would not be compatible with planning policy.
April 2024 - District Council approves Punch Pubs' planning application subject to various conditions, mainly relating to drainage, ecology etc. Punch confirm that they are selling the field, with planning permission, to a property developer.
May 2024 - Punch Pubs confirm that Joe Clark and Alex King will be the new tenants of The Bull.
